The Corner House, Dorset
Unlocking the residential potential of an existing mixed-use building.
The Corner House is a proposed mixed-use development creating two additional residential units alongside the existing residential and commercial uses.
Key Features:
-
Two additional residential units
-
Existing commercial use retained
-
Extension and adaptation of the existing building
-
Improved street elevations
-
Integrated cycle and bin storage
Early pre-application advice from Dorset Council was sought to test the principle of development before progressing to a full planning application. The response was positive, with the proposal considered acceptable in principle, subject to a minor design alteration.
Despite its modest scale, the scheme has required careful navigation of a newly adopted Neighbourhood Plan, affordable housing requirements, viability and the constraints of adapting an existing building.
A great example of the value of early planning advice in unlocking the potential of challenging sites.
