Our Process

Every project is different, but the way we work is deliberately simple.

We follow a traditional procurement route, Architect first, Contractor second, with documentation and coordination resolved beforehand, reducing risk and administrative load during construction.
 
Our role is to guide the project in a clear, chronological manner, from first conversation through to completion.

0.5 Introduction

 

Initial meeting and project alignment

This is where the project begins.

 

We meet in person to understand your brief, priorities, budget, and constraints. This conversation informs the direction of the project and establishes a clear path forward.

At this stage we:

  • Discuss your objectives and expectations

  • Review the site and existing information

  • Outline the next steps

The outcome is clear, honest advice and a bespoke letter of appointment with a fee estimate through to a Pre-app response or planning decision.

1.0 Planning

 

From concept to planning decision

This phase takes the project from initial ideas through to a formal planning decision.

We develop the design in response to the brief, site, and planning context. Concepts are tested, planning drawings prepared, and the planning submission managed.

Where appropriate, we coordinate consultants and may undertake pre-application discussions to inform the proposal.

The outcome is a planning decision.

2.0 Technical

Building regulations package

This phase bridges planning and construction.

The approved design is developed into a coordinated building regulations package for approval. We liaise with the structural engineer and other required consultants, incorporating their information into the drawings and documentation.

The package is prepared for full plans submission to building control or an approved inspector.

The outcome is a coordinated building regulations package prepared for 'full plans' submission and suitable for tender.

3.0 Construction

Tender and contract administration

This phase focuses on appointing a contractor and administering the building contract.

We manage the tender process, assist with contractor selection, and provide contract administration during construction.

Site visits may be undertaken where required for valuations or specific contractual matters.

Our involvement is limited to the administration of the contract rather than day to day site management.

The outcome is a building contract administered in accordance with its terms.
