We're excited to share that planning permission has been successfully granted for a striking residential transformation on the outskirts of Preston, Weymouth. This project balances innovative architectural design with a respectful nod to the building’s historic character—delivering an outcome tailored to both modern living and rural charm.
Project Overview: From Traditional Cottage to Modern Home
Located near the coastal edge of Weymouth—almost blending into the Dorset countryside—this home is set to undergo a substantial transformation. The approved works include:
A single-storey rear extension
Full internal reconfiguration for improved layout
A heightened roofline and increased pitch
A newly added dormer window
A full loft conversion, creating additional functional rooms
Each element has been carefully considered to enhance the home’s usability, comfort, and architectural identity.

Material Palette: Contrasting Old and New with Purpose
The existing home features ashlar stonework and white-framed windows—classic to the area’s vernacular. To contrast and complement this traditional materiality, we introduced dark grey zinc cladding across the new elements, paired with matching grey windows and doors. This contemporary touch brings a bold yet balanced juxtaposition to the design—highlighting the difference between original and new without overpowering the existing charm.
By concentrating the major design interventions at the rear of the property, we were able to maintain a respectful street-facing elevation while introducing more progressive architectural elements out back—where privacy allows greater freedom for innovation.

Design Intent: Country Meets Contemporary
This project reflects our core design approach at Rosenkelly Architectural Design: thoughtful evolution over imitation. Rather than mimic the past, we work to enhance it with new ideas that bring efficiency, elegance, and adaptability to everyday living.
The rural-meets-coastal setting offered a unique opportunity. It allowed us to explore how architectural language can shift across a single elevation—from traditional masonry to clean-lined, modern detailing—creating a home that feels rooted in its environment yet built for the future.
Planning Success: Navigating Rural and Coastal Sensitivities
Working in a semi-rural, coastal fringe near Preston in Weymouth comes with its challenges. Permitted development rights are limited, and local character policies are often strict. Our planning application addressed:
Contextual design that respects local vernacular
Sustainable materials that weather naturally over time
Clear articulation between existing and proposed structures
Thoughtful impact mitigation on neighbouring properties
Thanks to careful consultation and presentation, the proposal passed through the local authority’s planning process with minimal objections.
Why This Project Matters
For us, this is more than just another approved application. It’s a demonstration of how quality design, context-awareness, and planning expertise can unlock the potential of older properties in sensitive locations.
If you're in the Weymouth or wider Dorset area and are considering a home extension, loft conversion, or even a complete property transformation, we’d love to discuss your ideas.
Looking Ahead
Construction is scheduled to begin later this year, and we’ll be documenting progress throughout. Follow along for updates as this exciting project takes shape.
