When it comes to installing solar panels on a listed building, the planning process can feel like a wall of red tape. But with the right strategy, a clear understanding of policy, and a solid design approach, that wall can turn into a clear path forward.
This recent project is a great example of how Rosenkelly Architectural Design helped a homeowner navigate two separate planning applications and come out with both approvals secured.

The Challenge
The property in question is a Grade II listed building, and the proposal involved the installation of roof-mounted solar panels on a rear extension.
Unlike a typical roof installation, listed buildings require a more careful and regulated process. In this case, two parallel applications were necessary:
✅ Lawful Development Certificate (LDC) – confirming the proposal meets the criteria for permitted development.
✅ Listed Building Consent (LBC) – securing formal permission to alter a listed structure.
This dual-application route can be daunting for most homeowners, but it’s where having the right team makes all the difference.
Our Approach
From the start, our role was to lead the client through the entire process. We coordinated technical drawings, roof layouts, supporting documents, and heritage and design statements tailored to conservation requirements.
We managed communication with Dorset Council, addressed biodiversity validation requirements, and ensured both applications stayed on track, even when additional information was requested mid-process.
